If I wanted to sell one of my forum sites, could I put it in the contract that my adsense ads wont be removed?

thats a bit stupid to be honest, who would want to buy a site and not profit from it. I mean it is possible if you find someone stupid who is willing to do that. Maybe you are able to do this for a certain period of time, but the problem is you will not get as much for your site if you sell it this way….so I would say its a bad idea.

It is an extreme long-shot but my answer is “maybe”. It really depends on how active the forum is, how many registered members it has, and if it is a niche forum. These pieces of information would be important because the new owner could make money off selling ad space in newsletters. And a newsletter would only be effective if it was in a niche (easier to find advertisers).
If it were me, however, I would not purchase the site. Adsense provides great passive income. By adding it to the sale package you could greatly increase the sales price — 2.5x – 4x the average monthly adsense revenue would be appropriate to add on to the sale price.
